For Landords
Why do I need a W&M Suite in my building?
Per the PUMP Act under the FLSA Section 7(r), all employers are required to provide employees with adequate break time, along with a private space that is shielded from view and free from intrusion, to pump during the workday. The space cannot be a bathroom. Existing solutions are failing due to inadequate privacy and lack of equipment and support resources, contributing to a 43% turnover rate of mothers. W&M can help boost retention rates, mitigate litigation incidents, and provide a 3x ROI.
How many points does W&M contribute to WELL/Fitwel/ESG?
Our suites contribute up to 4.75 points, the highest ranking line item, on the Fitwel scorecard. Lactation rooms count for 2 or more points with WELL. Amenitites that support working mothers also contribute to ESG metrics.
How much space do I need for a W& Suite in my building?
It depends on your needs and how many people you’re supporting! A single W&M Suite can be as small as 70 sf. The combined solution (W&M + W&W) ranges from 450 sft to 1400 sf and beyond.
How much does it cost to build out a lactation Suite?
Costs depends on the market, existing conditions, size, and desired features. The Suites are compact, so the overall CapEx is budget-friendly. Contact our sales team for estimates and benchmarks in your market.
Why is there an implementation fee?
We bring expertise and a gold standard track record to the project to provide you with optimal solutions around legislative landscape, capacity requirements, space planning efficiencies, user experience, and more. We equip you with a customized Spec & Build book, that enables you to go straight into construction drawings, and saving you up to 5 – 8% off of your architectural design fees. We can also help evaluate and refine the architect's scope to achieve your desired budget goals. Further, our team hands over customized marketing collateral, and jumpstarts tenant engagement, unlocking access to a host of virtual support resources and building excitement that fuels leasing success and tenant satisfaction, long before the Suite is even open.
Will my tenants need Lactation rooms in their suites if there’s one in the building?
Not in most cases. If your building offers a W&M Suite as an amenity, that can satisfy all tenants’ obligations of providing a safe and private place for their employees to pump during the workday. Further, a shared space solution can be a more capital-efficient approach for landlords who are building out spec suites. In certain jurisdictions, such as in CA, the tenant may also need to have a space available in their own office suite. We can help landlords and employers navigate the evolving legislation to make sure they're always covered.
What if I don’t have a space allocated?
We have a custom lactation suite pod, ideal for smaller locations and non-office worksites. Plug it in and you’re ready to go!
