Summary

We are seeking an experienced Sr. Director of Real Estate with a strong background in sales leadership within commercial real estate. This role will focus on leading the expansion of Work&'s real estate portfolio by building and managing a dynamic sales team. As a Sr. Director of Real Estate, you will architect the sales strategy, manage a sales team, drive new business, and manage relationships with key real estate stakeholders (landlords, developers, and tenants). Your leadership will be critical in scaling Work&’s presence in key U.S. markets and transforming the workplace experience.

Responsibilities

  • Lead the Sales Team:
    • Build and manage a team of Account Executives focused on cultivating relationships with commercial real estate landlords, developers, and enterprise tenants (corporate real estate and workplace strategy leaders).
    • Set clear sales goals, provide coaching, and track progress to ensure aggressive targets are met.
    • Foster a high-performance, results-driven sales culture that prioritizes teamwork, accountability, and continuous improvement.
    • Provide ongoing feedback and professional development opportunities for your team to succeed.
  • Sales Strategy & Execution:
    • Architect and implement the company’s sales strategy to drive revenue and real estate portfolio growth in new and existing markets.
    • Develop and execute strategies for entering new markets, including top strategic cities such as NYC, DC, Chicago, Dallas, LA, and others.
    • Oversee the full sales lifecycle from lead generation and pitch to negotiation and contract execution.
    • Build and refine processes to ensure that the sales team operates efficiently and effectively.

Business Development

  • Cultivate Relationships:
    • Utilize your extensive network to forge new relationships with commercial real estate landlords, developers, and tenants in strategic markets.
    • Expand Work&'s presence by leveraging existing partnerships and identifying new opportunities through warm and cold introductions.
    • Act as the primary point of contact for landlords and tenants, ensuring that their needs are met and that Work&’s value proposition is effectively communicated.
  • Deal Negotiation & Execution:
    • Lead high-stakes negotiations for licensing agreements, securing long-term commitments with key real estate partners.
    • Work closely with the legal and operations teams to ensure agreements are executed efficiently and align with company goals.
    • Oversee the creation of pitch decks, proposals, and other sales collateral, ensuring they resonate with target audiences and align with Work&’s unique value.

Market Expansion & Strategy

  • Strategic Market Expansion:
    • Identify key markets for expansion and develop tailored strategies to penetrate those markets.
    • Build and manage market-specific sales plans, ensuring all targets (revenue, occupancy, partnerships) are met.
    • Collaborate with internal teams (Operations, Product, Marketing) to ensure market strategies align with overall company objectives.

Portfolio Growth & Management

  • Collaborate with Operations:
    • As Work&’s real estate portfolio grows, work closely with the Operations team to ensure successful portfolio management and scalability.
    • Monitor and report on portfolio performance, making adjustments to strategy as needed to ensure ongoing growth and optimization.
  • KPIs & Reporting:
    • Regularly report on key sales and growth metrics, tracking performance against goals and adjusting tactics where needed to ensure targets are met.
    • Actively participate in executive leadership meetings, providing insights into real estate trends and sales performance.

Qualifications

  • Minimum of 10 years of experience in commercial real estate, with at least 7 years in a sales leadership role, specifically managing teams and driving revenue growth.
  • Proven success in a quota-bearing, incentive-based role with a track record of exceeding sales goals.
  • Strong network of relationships with C-suite executives at landlords, developers, and tenants, particularly in strategic markets such as NYC, DC, Boston, Chicago, Dallas, Houston, LA, SF, Seattle, and others.

Skills

  • Strong leadership and people management skills, with experience building and coaching high-performing sales teams.
  • Expertise in sales strategy development, negotiation, and execution in the commercial real estate sector.
  • Outstanding communication, presentation, and interpersonal skills, with the ability to influence and close deals at the executive level.
  • A data-driven mindset, with the ability to track sales performance, identify trends, and make data-informed decisions.

Additional Qualifications

  • Bachelor’s degree in Business, Real Estate, or a related field.
  • Experience working in fast-paced environments, with a focus on scaling operations and sales efforts.
